Waterfront Homes Fort Lauderdale, "The Venice of America" offers more canal and waterfront homes than any city on the east coast. Over the last decade, many of the smaller waterfront homes in the older neighborhoods such as Rio Vista, Harbor Beach, and Las Olas Isles have been torn down and replaced with larger, more luxurious homes valued from just over 1 million, to over ten millions dollars. Older houses (mostly 1950's and '60's) can still be found, especially in neighborhoods north of downtown such as Coral Ridge and the Landings, starting around $600,000. The least expensive deep water homes with no fixed bridges to the ocean can be found in the Citrus Isles, and off the New River west of the city, for as little as $275,000. If you have a boat under 25 ft. or so without a T-top,(that can get under fixed bridges) there are in-town neighborhoods such as eastern Wilton Manors, Bal Harbor, Pompano Beach and Coral Ridge Isles where you can be on water at prices from about $350,000.

New Homes in Western Suburbs The development in Broward County began along the New River at the turn of the century at what is now downtown Fort Lauderdale, within a mile of the beach. Over the decades development has marched west, culminating in the cities such as Weston and Pembroke Pines, at the edge of the Everglades. There are wonderful cities in between Fort Lauderdale and west Broward, where housing values are better than anywhere else in the County.
