Now is a great time to buy a foreclosure property in Broward County. Most foreclosures are happening on properties that were bought on speculation. Those tend to be new condominiums and townhomes. There are very few foreclosure bargains in waterfront homes or in stable beachfront condominiums. Foreclosures are starting to get multiple offers, some over the asking price. Don't expect to buy a foreclosure for less than the asking price. Short sales are starting to be easier to negotiate as banks have geared up to deal with them. The frustrations with short sales are the time it takes the banks to make a decision. Your time frame doesn't matter to them. Many Realtors only submit one offer at a time on a short sale. It is possible to be in a back up position on a short sale, with a contract signed by the seller, which would be in first position in the event the first offer submitted to the lender falls apart. Don't ignore properties that are not foreclosures or short sales when you are seeking a bargain. There are sellers that have reduced asking prices to compete with foreclosures and short sales because they need or want to sell for various reasons.
