  When listing a home in VT you should know...

When listing your Vermont home you should know:

1. It is the seller’s responsibility to make sure their home is equipped with low flow toilets upon closing on the property. Please note that North Branch Fire District will be contacting the attorney’s involved in the closing and will inspect the home about one week prior to closing.
2. If selling a home on town sewer, please be aware that the fire district will check the status of original permitting of your home or condo. If their records to not match your existing use, you may be subject to additional fees. State permitting must also match use. We recommend that state permitting be reviewed as well, early in the marketing process so as to not cause delays in a closing or loose a sale.
3. Home owners that belong to associations must provide association documents within 14 days of an executed contract. If there are fees involved in obtaining these documents, it is the responsibility of the seller.
4. Land, homes or condos held by the seller for less than 6 years, may be subject to land gains tax.
5. Sellers may also be subject to Vermont non-resident income tax withholding of 2.5%. Please seek competent legal, accounting or other professional assistance to determine the tax and other legal obligations imposed by any sale of the property.
6. Buyers are responsible for a 1.25% transfer tax to the State of Vermont at closing.
7. Please provide an inventory of property to be sold with the home or condo including a list of exceptions
