When Purchasing a Home in VT you should know When purchasing your Vermont home you should know:
1. It is the seller’s responsibility to make sure their home is equipped with low flow toilets upon closing on the property if the property is on town sewer. If they have a septic system they will not inspect the property. Please note that North Branch Fire District will be contacting the attorney’s involved in the closing and will inspect the home about one week prior to closing.
2. Home owners that belong to associations must provide association documents within 14 days of an executed contract. If there are fees involved in obtaining these documents, it is the responsibility of the seller.
3. Land, homes and condos held by the seller for less than 6 years, may be subject to land gains tax.
4. Sellers may also be subject to Vermont non-resident income tax withholding of 2.5%. Please seek competent legal, accounting or other professional assistance to determine the tax and other legal obligations imposed by any sale of the property.
5. Buyers are subject to a 1.25% transfer tax on the purchase of their home in Vermont.

7. If building a new home on town sewer, the cost in Dover per bedroom to hook up to the line as of 3/1/06 is $1450.00 per bedroom. A family room or den (extra living space) is an additional 725.00 per space. You will need a water meter. 8. Smoke detectors and carbon dioxide detectors are required in each unit.
