Our Services

Marketing

Our marketing strategies are designed to minimize both vacancies and problem tenants.

  • Advertise available properties with the most effective combination of print and electronic media. We drive inquiries to our cell phone "rental hotline" to maximize the chances of answering personally and getting the appointment.
  • Carefully screen and select tenants AND their pets. We have the guts to say "No" and wait for the right situation! We review landlord recommendations, credit history, criminal, evictions and income.
  • Personally show the properties, encourage other brokers to show properties, answer questions and represent your interests.
  • Prepare and execute leases. We use a video camera for new tenant walk throughs, to protect you.

Managing

We endeavor to make our tenants comfortable where they are living. We want to attract and retain good quality tenants. It's much more fun, and profitable!

  • Ensure compliance with lease terms.
  • Comply with Fair Housing Laws, and other disclosures or regulations as they may apply.
  • Analyze rent rates and property values regularly. Advise you regarding optimal use, rates, terms and conditions for the market.
  • Coordinate eviction proceedings, if necessary.
  • Handle emergency calls.

Maintenance

Our philosophy is to be proactive to reduce problems and the costs associated with them.

  • Perform detailed, regular inspections to determine property needs.
  • Contract repairs with qualified, insured and capable tradespeople.
  • Supervise repairs, remodeling, rehabilitation and redecorating.
  • Pass on professional discounts to you.

Accounting


  • Provide monthly and annual income and expense statements. We use specialty software to ensure accuracy.
  • Pay you electronically, directly into your bank.
  • Hold security deposits in escrow, account for any deductions and return the remainder promptly.

Other


  • Provide a level of privacy – your tenants do not need to know who you are.
  • Sales and tax deferred exchanges.
