What we do:

  1. Helping you identify your goals

    Selling quickly or fixing it up first, for example. If it meets your objectives, we can rent your home for long term (market to either rent or sell), short term (for a variety of situations), or stage it with tenants who keep the house in great condition during the selling process. We can also search for a tenant that wishes to buy the home in the future (“rent to own”), and have our own unique way of approaching it that minimizes problems.


  2. Represent you I represent you throughout the selling process

    I love negotiating, do it well, and do so exclusively on your behalf. One exception: if I personally find the buyer, I may convert to a neutral “transaction broker” in order to get the offer signed and the deal closed. Again, in performing real estate I am committed to the highest levels of integrity and professionalism, and support the Realtor Code of Ethics.


  3. Creating and executing a marketing plan

    Your marketing objective is to inform and attract the largest audience of qualified, motivated buyers in the least amount of time. The most effective combination is to use the MLS, the Internet, yard & directional signs and open houses. Additionally, I target Realtors with flyers, and at weekly broker meetings.


  4. Help you determine the best asking price

    Given the facts about the value of your home, we cover the details together. You receive my honest opinions, and you make the final determination about price. The price range of your home should not vary between companies. It should be based on current market conditions, information that is available to us all. Realtors control MARKETING PLANS, not MARKET PRICE


  5. Helping you to market effectively

    After you select me to work for you, you will receive my recommendations for your property; a prioritized list of items that will make the most of our marketing efforts, and of your bottom line. Reviewing it together, we agree on what to complete and when to put the home on the market. I will help you work on them; I'm there every step of the way!


  6. Helping you with referrals or fix up services

    We provide supervision and coordination of repairs for a nominal surcharge. The vendors that we work with every day are available to you for virtually any need. Referrals to vendors are freely provided.


  7. Helping you to reach buyers

    The best means of reaching ready, willing buyers is through the MLS. Other items also help: easy agent showing through lockboxes, signs, flyers and occasional open houses.


  8. Helping you to reach buyers through the Internet

    Via www.realtor.com, the most widely used Internet resource.


  9. Good relationships

    I have a good reputation with fellow Realtors and Property Managers. This is through the normal course of working with them, and also through participating in organized activities. They do not hesitate to show my listings! I follow through on showings by calling the buyers’ agents and soliciting feedback.


  10. Helping you to qualify the buyer

    Persistence is key when an offer comes in from another agent. There is a big difference in “pre-qualified” and “pre-approved,” for example.


  11. Helping you to negotiate with the buyer

    Having a professional negotiator on your side is how to get the best deal. I can advise you about the value, the pros and cons of the offer, and the risks and benefits of accepting, countering or rejecting.


  12. Helping the buyer regarding financing

    Although the selling agent should be heading this part up, it is sometimes imperative to expedite or even move the loan package. Assertiveness can mean the difference in getting the deal closed!


  13. Helping the purchase contract stay on course

    I have an excellent closer that tracks dates and details for us, at no cost to you. She keeps in touch with buyer, seller, agents, title company and lender. With her attention to the details, the process of tying up loose ends will go more smoothly. And by solving problems early, they tend to stay small.


  14. Helping by keeping you informed at all times

    I will call you at least once a week, on Tuesdays (normally) to go over what has been done on your behalf, how often it has been shown, and feedback, if any.

All real estate licensees are not the same. Only real estate licensees who are members of the National Association of REALTORS® are properly called REALTORS®. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of homebuyers would use the same REALTOR® again. REALTORS® are committed to treat all parties to a transaction honestly.

Real Estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR®!
