Phase I – Initial Program Components
For the first 30-45 days THE BOONE CREW supplies you with a quality customized FSBO loaner yard sign that includes our 1-800 PROVANTAGE® CALL CAPTURE SYSTEM with an extension number specific to your home that allows your home to broadcast it's features 24/7/365! Included in this information is your contact number. We then supply you with all the leads your home generates so you can contact each and every one...even the ones who do not call you! We also supply you with a set of the basic forms and contracts you will need to write up the deal. We can give you basic recommendations .... due to legal liabilities, we can not write and/or advise you on the contract terms.
Again, All at no cost or obligation to you.
Phase II – Secondary Program Components
If your home has not sold, then you have two options.
OPTION ONE: MLS FSBO PROGRAM - For a flat fee of $349 - $699, (Depending on the service level) we place your home in the appropriate local MLS systems. You continue to attempt to sell your home yourself. If an agent from the MLS system sells your home, you will pay a 2.5% commission to the selling agent. If you sell it yourself, there is no commission due. Showings will be scheduled through you by a Centralized Showing Service. You will approve and schedule all showings and will negotiate on your own behalf. The sign in the yard will be our customized Master Brokers sign and a lockbox will need to be placed on your home to allow Agent showing access. But again, all leads will be passed along to you so you can follow up. If you want us to negotiate on your behalf, we will do so and walk the paperwork through to closing for a 1% fee to the Boone Crew.
That is 3.5% max out of pocket vs 6%!
