How It All Works

The first thing that is going to happen is a phone consultation to make sure that this service is right for you and that you understand how it works. Once you have decided that our system is right for you we will set up an appointment to come out the home that is for sale and take pictures and get all the other information required to get your home on the MLS like room sizes and lot size. There is also paperwork that needs to be filled out such as Lead Based Paint Disclosures and Listing Agreements, we will sit down with you and explain what each form you are filling out means. If you would like we will also do a market analysis to give you an idea of what a reasonable price is in today’s market. Or if you would like to get started right away you can download the forms, print them then mail them to us right away. You can also take your own pictures and email them to us. Once all the information is gathered and all the forms are filled out we will have your listing on the MLS within 5 days (it usually does not take that long). It then takes 1 day to have your listing uploaded into Realtor.com and our Website. During that time we will put your listing in the RMLS. If you have decided to go with the Platinum Package  Buy It Now we will have a recoding made for your Talking House 1-800 number and the brochures will be done within the first 5 days we will either mail them to you or deliver them to the brochure box ourselves. Your home is now ready to go!
Showing can happen in a couple of ways.
Either a potential buyer calls us and we show the house or
Another agent calls us because their client wants to see you home.
Either way we will do our best to pre-qualify the buyer so only buyers that can actually buy your home have a showing.
Once a showing has taken place we will let you know how it went, whether they liked it or not and why.
Once an offer is written we will go over it with you and negotiate on your behalf to get you the best possible price.
If you have chosen the Platinum Package  Buy It Now once an offer has been accepted by both parties we will set up the closing and take care of loss ends so as to get your closing done ASAP!


Common Questions and Answers

Q: Do I have to offer 3% to a buyer’s agent?
A: You can offer any commission you would like, offering something less may discourage some buyer’s agents from showing your property.

Q: Do you charge for changing pictures, details or price?
A: No, once you are our customer that is part of our services. That is assuming you are not sending us new pictures everyday or changing the price or details every week.

Q: What if a buyer comes to me without using a realtor?
A: We will write a dual contract and represent both parties.

Q: Can I have my name and number in the listing?
A: No, the local MLS rules only allow agent contact information.

Q: Do I have to use your sign?
A: Yes, because of local MLS rules, plus it also lets buyers and agents know you home is for sale.

Q: What is with the time frames between signing the contract and getting my listing in the computer?
A: MLS Rules state that a company has 5 working days once they have a signed contract to get in uploaded in the MLS. Realtor.com takes about 1 day to upload from the MLS and our Website requires 1 day to upload the listing.
