Establish a Relationship!
The law requires that before we can begin our relationship, we need to review several forms! These forms explain who represents the seller, who represents the buyer, and what happens if both buyer and seller are represented by Fonville Morisey agents. The forms are standard real estate forms and were created by the North Carolina Bar Association and the North Carolina Real Estate Commission. Let’s Get Started in the Right Direction!
We will talk about all the services our team will extend to you as our buyer client. After that we will complete a buyer needs survey, which will help us understand what you are looking for and where you want to be in respect to location and price point. Price point will be determined first by being pre-qualified by our lending specialist, and second by discussing your comfort level in monthly payment and price. By doing both of these steps, we insure that we are looking at the right homes for you.

Let’s See a House!
House hunting can be fun, but it can also be time consuming! Our job as your buyer agent is to show you only the homes that meet your needs (as we talked about in the buyer needs survey). We accomplish this by doing the legwork for you . . . by searching through thousands of homes for sale in our market area so your time is only spent looking at homes that match your criteria.

We Found The House!
The day will come when we find the perfect house! At that point we will provide you with helpful background information on the home and the neighborhood. This information will help guide you in determining what terms and conditions you want us to present for your offer . The offer process can be a series of offers and counteroffers; we will handle the preparation, delivery, and negotiations of all offers and counteroffers on your behalf. This saves you from having to deal with the seller or the seller’s agent directly.

We Have a Contract!
At this point, many people think their real estate agent’s job is done; however, this is where most of the work begins. Our team will start the task of coordinating your transaction. Our transaction processor will contact you at this time and will coordinate your inspections and all the closing details for you. Our services coordinator will help you with utility connections, movers or just about anything you need in preparation for moving to you new home. Having someone who specialize in handling all these details is your assurance that nothing will be overlooked or forgotten along the way. Your closing will be well coordinated and stress-free.

Congratulations . . . Closing!
Have your pen handy! We will meet at the closing attorney’s office and review all the mortgage and closing documents. (Note: the closing attorney will require that any funds you bring to the closing be certified funds.) We will guide you every step of the way and be there to answer any questions you may have. You will sign all the necessary paperwork, and most importantly we will share in the excitement of you purchasing your new home!

After Closing!
We will continue to stay in touch with you, even after you close on your home, because we want to continue our relationship with you. If you have any real estate questions please give us a call . . . we will be happy to help you! Your personal services coordinator will also be available to you for continued miscellaneous services such as yard maintenance, major renovations, minor repairs, etc. Finally, we'd like to give the same great service we gave you . . . to your friends, family, and co-workers, so feel free to pass our name and number along to anyone you know who is considering buying or selling a home.
