| Additional Information |
This property is a unique 203 acre parcel located in Apache County Arizona between Concho and Snowflake, the latter being in Navajo County. There are 2 homes sited on the property, one a primary home (Approximately 1800 sq ft) and the other (approximately 1300 square ft) was originally a bunk house. Both were originally constructed in 1920 and each added on to several times. The current owners are also in the process modifying the homes and it is unlikely that these renovations will be complete prior to the property being sold as the seller has near term commitments in another state which will interfere with his ability to complete the renovation effort. Accordingly, no specific dollar value is being assigned to these structures. Both structures are completely closed in and weather proof. In the event that the buyer of this property would choose not to complete either structure for use as a primary residence, there are other excellent building sites located elsewhere on the property.
The Little Colorado River wanders through the Northern portion of the property and for several months (depending on the amount of rainfall) the river may flow. There is a well on the property which in addition to having a pump installed for pressurization of the homes also has an artesian flow with a flow rate of approximately 5 gallons a minute. This is diverted to a large earthen holding tank for later distribution. There are large fields which could be irrigated for raising of crops, pasture, etc.
The property is fenced and cross fenced. Electrical power is provided by Navopache Electric Co. Inc. There was a County Approved septic system installed on the property approximately 2 years ago.
For the history buff, were told there are three other structures located on the property. One was erected prior to 1850 by a rancher who used it as his primary home. In 1850 the rancher married and built a larger home next to the original one, the former one being turned into a kitchen. Both of these structures were constructed of rock and adobe. A third structure also dating back to the 1850’s was utilized as a wash room and also as an overnight jail for prisoners being transferred. This property used to be a stage stop on the run from St. Johns Arizona to Snowflake Arizona.
